Certificate and check list provided

We leave a certificate in each property confirming that it has been professionally cleaned along with a checklist showing what has been cleaned.

The check list also has a section where we can highlight any common wear and tear issues that can’t be improved with further cleaning. This helps to cut down on unnecessary emails and queries back and forth between the inventory company, property managers and the cleaning company.

Photo Reports

We can generate a report with before and after photos of the property.

This can be particularly useful if the clean is taking place prior to the check out inspection to avoid any conflicts or disputes with the tenant. If you require photos please try to let us know when making the booking as we don’t always take photos routinely.

Note- we cannot advise on current legislation on where and how many smoke alarms need to be fitted in rental properties, the property manager or landlord would need to instruct us on this and we will fit accordingly.

Ideally the clean should be carried out after all other contractors have finished their work – decorators, furniture removal and deliveries, gardeners and maintenance works etc.

The check in process is very detailed and thorough. A gardener walking through the property, a decorator washing their brushes out in the sink, an electrician replacing light fittings, a furniture company assembling a bed can all create dirt or dust and lead to the property being checked in as not ‘professionally’ clean.

The sooner the better. As soon as the deal sheet comes through it’s best to get the clean booked in. We always try to accommodate last minute bookings as it’s all part and parcel of the lettings business but having your slot secured gives you peace of mind. If the deal falls through nearer the time and you need to cancel the clean that’s no problem.

When booking a clean we ask that you give us as much info as you can on the property. How many bedrooms and bathrooms the property has, whether it’s a house or a flat, are there any carpets, will it be furnished etc. We need all of this information to enable us to estimate how much time the clean might take. Ideally if you can attach a copy of a recent check out report that is really helpful, we can get all the info we need from reading through it. If the check out isn’t available an old inventory or a link to the property online are also really helpful.

There is sometimes confusion about exactly what constitutes a light clean. We are often booked to carry out a light pre tenancy clean only to arrive and find that the property needs a full professional clean. The difference in the amount of time it takes to carry out a light clean compared to carrying out a full professional clean can be huge and it can be challenging to upgrade on the spot.

What we term as a light clean is a pre tenancy clean to a property that has already had a full professional end of tenancy clean carried out and has either had some minor works carried out between tenancies or has sat empty for a while and needs freshening up. It would include dusting and polishing of all surfaces, wiping of window ledges, checking and cleaning toilets, vacuuming throughout and cleaning of floors. It wouldn’t include moving out furniture to vacuum underneath, removal of limescale to tiles and shower screens etc, cleaning the oven, cooker hood and appliances.

These are some of the reasons we find we’re booked to carry out a light clean when the property may need a full clean..

*The negotiator has seen the property and said it looks clean (often tidiness is mistaken for cleanliness and the negotiator will rarely be checking the condition of the inside of the over or whether the tiles have limescale on them)

*The landlord has had their own cleaners in

*The owners have just moved out so it should only need a light clean

In short the answer is no. Walls can be a fairly contentious issue. If they are grubby trying to wash them down can often make them look worse, particularly around heat sources such as radiators and televisions. We do however clean finger marks around light switches, splash marks around kitchen bins and are happy to try to remove scuffs marks when requested. Although we are very careful we cannot take liability if we rub through the paint when trying to remove scuff mark, often the paint is really thin!

As standard the interior of all windows are cleaned as part of a professional clean along with all mirrors, glass table tops and glass shelving.

If you require the exterior of the windows to be cleaned please let us know at the time of booking and we will provide this service.

As standard on a full clean the interior or all windows are cleaned along with any mirrors and glass tabletops/shelving.

The kitchen is fully cleaned including the interior of the oven and all white goods and the freezer is defrosted.

The bathroom/s are cleaned and sanitised, all limescale is removed from tiles, fittings, shower heads etc, dust is removed from extractor fans.

All woodwork throughout the property is washed down including skirtings, door frames, tops of doors and built in wardrobes. Any furniture is cleaned and polished, moved out and cleaned behind and underneath.

Switches and sockets are cleaned, high level cobwebs are removed, light fittings are cleaned and light shades are vacuumed.

Curtains and upholstery are vacuumed as standard and can be steam cleaned on request.

Carpets are vacuumed and then steam cleaned as standard.

Yes, after each full clean we leave a certificate showing that the property has been professionally cleaned along with a check list itemising everything that’s been done. We can also send over a photo report with before and after photos.
